Buying

  • ChecklistBuyer's due diligence checklist

How buying works

  1. 1

    Agent runs the bidding

A licensed estate agent (fastighetsmäklare) acts for the seller and runs an open bidding round. Bids are not binding on anyone.

  2. 2

    Sign the purchase contract

The sale binds only when both sign a written köpekontrakt for a house, owner-occupied flat (ägarlägenhet) or land (fastighet). No notary takes part.

  3. 3

    Cooperative flat (bostadsrätt)

Both sign a written transfer contract (överlåtelseavtal). The association's board must accept the buyer as a member, or the transfer is void.

  4. 4

    Pay the deposit

The buyer usually pays a deposit (handpenning) of about 10% into the agent's client account within a week.

  5. 5

    Pay the rest at possession

The buyer pays the rest of the price on the possession date (tillträde).

  6. 6

Deed and title for a fastighet

The seller signs a köpebrev before two witnesses. The buyer applies for title (lagfart) at Lantmäteriet within 3 months.

  7. 7

    Stamp duty and ID number

Stamp duty is 1.5% (4.25% for a company). Since 1 July 2026 the buyer needs a Swedish personal or coordination number (samordningsnummer) for lagfart.

How renting works

Professional landlords (hyreslagen)
Land Code (Jordabalken) chapter 12 covers lets by companies and professional landlords, and sublets of a rented flat.
Tenant rights under Chapter 12
Security of tenure (besittningsskydd), rent control by utility value (bruksvärde) and a 3-month notice period.
Private Letting Act (SFS 2026:772)
Privatuthyrningslag, in force since 1 July 2026. Leases signed before that date keep the old Act (SFS 2012:978).
Who the private Act covers
A private person or estate letting a house, bostadsrätt or ägarlägenhet, unless they regularly let more than two homes.
Rent in a private let
The parties agree it. The rent tribunal (hyresnämnden) can cut a rent substantially higher than comparable private lets.
Notice and tenure in a private let
3 months' notice for either party. The tenant has no security of tenure.
Consent to let or sublet
A bostadsrätt owner needs the board's consent to let. A tenant needs the landlord's consent to sublet.
Deposit cap
None. The law sets no deposit cap.
