Buyer's due diligence checklist for Sweden
Buyer's due diligence checklistKontroller före köp av bostad
The documents and checks a buyer of a home in Sweden should complete before signing the purchase contract: title and charges in the property register, the housing association's finances for a bostadsrätt, the physical inspection, planning and permits, the energy declaration, financing and the costs of registration.
Use it from the first viewing until you sign the köpekontrakt or överlåtelseavtal. Sweden has no notary who checks the sale for you. The estate agent works for the seller, although the law requires the agent to give you key documents and to tell you about your duty to inspect. Once you sign, you are bound, so complete these checks first or write a condition into the contract.
Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

The checklist
Seller, title and charges (house or ägarlägenhet)
Extract from the property registerFastighetsutdrag ur fastighetsregistret
Seller's identity and right to sellFörfoganderätt
All registered owners sign. An estate sells via all heirs or an administrator. The agent checks this (Fastighetsmäklarlagen 3 kap. 13 §).
Spouse's or cohabitant's consentMakes eller sambos samtycke
Mortgage deeds and loans to redeemPantbrev
Existing deeds pass with the property. The seller's bank must release them on the possession date. You pay 2% duty only on new deeds.
Site-leasehold, joint facilities and road associationsTomträtt, gemensamhetsanläggning, samfällighetsförening
A tomträtt carries an annual ground rent. A joint facility makes you a member of an association that charges for roads, water or sewage.
Leases and occupantsHyresavtal
A tenant's lease can bind the new owner. Ask for every lease and whether the tenant has security of tenure.
Housing association (bostadsrätt)
Latest annual report and registered statutesÅrsredovisning och stadgar
Property description figuresObjektsbeskrivning: andelstal, årsavgift, indirekt nettoskuldsättning
It must state pledges, the share of the association, the annual fee and decided changes, and the indirect net debt that falls on the flat.
Extract from the flat registerUtdrag ur lägenhetsförteckningen
Planned works and fee changesStambyte, renoveringar, avgiftshöjningar
Ask the board what is planned. A pipe replacement usually renovates all bathrooms and raises the fee.
Membership applicationAnsökan om medlemskap
The board must accept you, or the transfer is void (Bostadsrättslagen 6:5). Put a membership condition in the transfer agreement.
Rules on letting the flatAndrahandsupplåtelse
Condition of the building
Your own careful inspection, and a professional inspectionUndersökningsplikt, överlåtelsebesiktning
You lose claims for defects a careful inspection would have found. Read the inspector's scope.
Seller's written answers on known defectsSäljarens frågelista
Ask about water damage, damp, pests, roof age, drainage and past repairs. A seller who hides a known defect stays liable.
Energy declarationEnergideklaration
Water, sewage and radonEnskilt avlopp, egen brunn, radonmätning
Ask the municipality whether a private sewage system has the permit it needs. Test the water of a private well. Ask for a radon measurement.
Planning and permits
Detailed plan and planned changes nearbyDetaljplan, översiktsplan
Building permits and final certificatesBygglov, slutbesked
Extensions and conversions without a permit can lead to a fee or an order to restore. Ask the municipal building committee for the file.
Money, taxes and registration
Loan commitment and the 90% capLånelöfte, bolånetak
Costs of title and mortgage deedsStämpelskatt, expeditionsavgift
Swedish personal or coordination numberPersonnummer eller samordningsnummer
Where the deposit goesHandpenning, klientmedelskonto
Pay the deposit into the agent's client account or a lawyer's escrow account, not to the seller, until all conditions are met.
Formalities
A due diligence list is a checklist by nature. In Sweden the buyer, not a notary, carries the duty to inspect the property.
- You do not sign this checklist.
- For a fastighet, order an extract from the property register (fastighetsregistret) at Lantmäteriet.
- For a bostadsrätt, the agent must give you the association's latest annual report (Fastighetsmäklarlagen 3 kap. 15 §).
- The property description must state pledges, the annual fee and the association's indirect net debt (Fastighetsmäklarlagen 3 kap. 15 §).
- From 1 July 2026 a buyer of a fastighet needs a Swedish personal or coordination number to obtain lagfart.
Common mistakes
- Relying on the seller's inspection report. Konsumentverket notes most transfer inspections do not cover the full duty to inspect. Check what was excluded.
- Assuming a bostadsrätt has no inspection duty. The law states none, but a buyer who ignores a request to inspect loses claims for defects they should have seen.
- Ignoring the association's finances. A planned pipe replacement (stambyte) or high debt per square metre usually raises the monthly fee.
- Missing a site-leasehold (tomträtt). The buyer then owns the building but pays an annual ground rent (tomträttsavgäld), usually to the municipality.
- Assuming an extension or converted attic has a permit. Ask the municipality for the permits and drawings. The buyer takes over the risk of an enforcement order.
- Signing before the bank has approved the loan, without a loan condition in the contract.
