Move-in inventory report template for Sweden

Move-in and move-out inspection report · Besiktningsprotokoll vid in- och avflyttning

A room-by-room record of the condition of a let home, with meter readings, keys and furniture, made at move-in and again at move-out. No law prescribes it, but a report signed by both parties is the main evidence of whether damage arose during the lease.

Use it on the day the tenant moves in and on the day the tenant moves out, with both parties present. Use the same form both times so each room can be compared. Large landlords use their own form; check that it covers the same points. For a furnished let, attach the furniture inventory and check each item.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. No form, witness or registration is required.
  2. Walk through the home together. Write down every defect and take dated photos.
  3. Sign each copy. Each party keeps one signed copy.
  4. If a party will not sign, note it and keep the photos.
  5. At move-in, agree a short period in which the tenant may add defects found later.

Common mistakes

  • Writing "gott skick" for a whole room. Note each defect with its place and size, for example "repa 10 cm på parkett vid fönster".
  • Skipping photos. Dated photos of every wall, floor, appliance and meter carry weight when the parties disagree.
  • Signing a move-out report that states the tenant will pay for listed damage, when you dispute it. Write your objection on the report before you sign.
  • Charging the tenant for normal wear, such as faded paint or light marks after years of use. The landlord bears it.
  • Forgetting meter readings and keys. They settle the last utility bill and the cost of changing locks.
  • Keeping the deposit without itemised costs. Deduct only unpaid rent and damage the report and the photos prove.

Legal basis

  • Jordabalk (1970:994), 12 kap. 7, 15, 24, 24 a och 61 §§
