Purchase offer template for Sweden

Written bid on a home · Skriftligt bud på bostad

A short letter from the buyer to the seller or the estate agent that states the bid, the conditions and the proposed possession date. It binds neither side. In Sweden a sale of a home is binding only when buyer and seller both sign a written purchase contract (Jordabalken 4:1, Bostadsrättslagen 6:4).

Use it when you want your bid and its conditions on record: when the agent asks for a written bid, when you bid by email, when you buy directly from a private seller, or when you do not speak Swedish. Most agents take bids by SMS or an online bidding tool; copy the same conditions there. Do not use it as a purchase contract. The binding document is the köpekontrakt for a fastighet or the överlåtelseavtal for a bostadsrätt.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Written bid on a home

  1. 1.Bidder and recipient

    1. 1.1

The undersigned Buyer's full name, Buyer's address, phone and email, hereinafter the bidder, hereby makes the following bid to Seller or estate agent.

List every buyer with personal identity number (personnummer) or date of birth. Name the seller, or the agent and the agency that holds the assignment.

  2. 2.Property

    1. 2.1

The bid concerns Property, in the condition it was in at the bidder's viewing and as stated in the property description.

Give the address and property designation (fastighetsbeteckning), or the association's name and flat number. Copy them from the objektsbeskrivning.

  3. 3.Bid

    1. 3.1

The bidder bids Bid in kronor, in figures kronor (Bid in words kronor). The bid is financed as follows: Financing.

Name your own funds and the bank that issued your loan commitment (lånelöfte). If the figures and the words differ, a dispute follows. Check both.

  4. 4.Conditions

    1. 4.1

      Optional

The bid is made on the basis that the purchase contract or transfer agreement contains a condition that the sale is cancelled if the bidder is not granted a loan for the purchase within Days after signing to obtain the loan days of signing.

Delete only if you pay entirely with your own funds. A loan condition has effect only if it is written into the signed contract.

    2. 4.2

      Optional

The bid is made on the basis that the purchase contract contains a condition that the sale is cancelled if an inspection, which the bidder has carried out within Days after signing to inspect days of signing, shows defects the bidder did not expect.

For a house. Many buyers inspect before they sign instead. Keep this clause if you cannot inspect before the contract.

    3. 4.3

      Optional

For the purchase of a bostadsrätt, the bid is made on the basis that the housing association accepts the bidder as a member.

Keep for a bostadsrätt. By law the transfer is void if the association refuses membership (Bostadsrättslagen 6:5).

    4. 4.4

      Other conditions: Other conditions.

  5. 5.Possession and deposit

    1. 5.1

The bidder proposes possession on Proposed possession date (tillträdesdag) and a deposit of Deposit (handpenning) in % of the price percent of the purchase price, payable after the purchase contract or transfer agreement has been signed.

10% is the usual deposit. It is usually paid into the agent's client account. Pay nothing before you sign the contract.

  6. 6.Legal effect of the bid

    1. 6.1

This bid is not binding on the bidder or the seller and is not a purchase document. The sale becomes binding only when the seller and the buyer have signed a written purchase contract under chapter 4, section 1 of the Land Code or a written transfer agreement under chapter 6, section 4 of the Housing Cooperative Act.

Keep this clause. It prevents the letter from being read as a binding sale.

    2. 6.2

      Optional

The bidder asks to receive the bid list under chapter 3, section 18 of the Estate Agents Act (2021:516) if a transfer agreement is made.

Only when an estate agent handles the sale. Delete for a private sale.

  7. 7.Validity

    1. 7.1

The bid is valid until Date and time the bid expires. It then lapses without further notice.

  8. 8.Signature

    1. 8.1

Place of signature, Date of signature. Bidder's signature and name in block letters.

Each buyer signs. Leave no space for the seller's signature.

Formalities

  1. No form, witness or notary is required.
  2. Sign and date the bid. Send it to the seller or the agent by email or letter.
  3. Only the buyer signs. Add no line for the seller: a text both parties sign with the price and the seller's transfer can be a binding köpehandling.
  4. Pay no money with a bid.
  5. The agent must keep a bid list (budgivningslista) of all bids.
  6. The agent gives the list to the seller when the assignment ends, and to the buyer if a transfer agreement is made (Fastighetsmäklarlagen 3 kap. 18 §).

Common mistakes

  • Believing that the highest bid wins the home. Bids bind no one, and the seller can sell to another bidder or stop the sale.
  • Assuming a condition in your bid protects you. A loan or inspection condition has no effect unless it is in the signed contract (Jordabalken 4:3).
  • Letting the seller countersign your bid. If it states the price and a transfer, it can be a binding sale without the protections of a full contract.
  • Bidding before you have a loan commitment (lånelöfte). Once you sign the contract, you are bound at that price.
  • Bidding on a bostadsrätt without reading the association's annual report. The agent must give it to you (Fastighetsmäklarlagen 3 kap. 15 §).
  • Paying a reservation fee or any money with the bid. Nothing is due until the contract is signed.

Legal basis

  • Jordabalk (1970:994), 4 kap. 1 § (form of a sale of real property)
  • Jordabalk (1970:994), 4 kap. 3 § (terms left out of the köpehandling are void if they make the sale conditional)
  • Bostadsrättslag (1991:614), 6 kap. 4 § och 5 § (written transfer agreement; transfer void if the buyer is refused membership)
  • Fastighetsmäklarlag (2021:516), 3 kap. 12 § och 18 § (agent's duty to inform about the sale process; bid list)
