Lease termination letter template for Sweden

Tenant's notice to end a residential lease · Uppsägning av hyresavtal för bostad

The tenant's written notice to end a lease of a home. In most cases the notice is 3 months and the lease ends at a month end: notice given on 15 January ends the lease on 30 April. A private lease signed before 1 July 2026 under the old Act allows the tenant 1 month.

Use it when you rent a home and want to move out, whether you rent from a housing company, from a private owner, or second hand from another tenant. You need no reason. Use it also to end a fixed-term lease early. A landlord's notice is different: under Chapter 12 the tenant usually has a right to an extension and can refer the dispute to the rent tribunal, while under the Private Letting Act a private landlord can end an open-ended lease with 3 months' notice and no reason.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. Give notice in writing. Under Chapter 12 this is required once the lease has lasted more than 3 months (Jordabalken 12:8).
  2. Oral notice is valid only if the landlord confirms it in writing.
  3. Send it by registered letter (rekommenderat brev) to the landlord's usual address.
  4. Or hand it over and have the landlord sign and date your copy.
  5. Under the Private Letting Act you may also email the address the landlord gave for notices.
  6. Every tenant named on the lease signs.
  7. Keep the postal receipt.

Common mistakes

  • Sending notice by plain email or text message to a landlord under Chapter 12 and getting no written confirmation. The notice may then be invalid.
  • Counting 3 months from the day you send the notice. The lease ends at a month end: notice on 15 January ends the lease on 30 April, not 15 April.
  • Assuming a private lease still has 1 month's notice. That applies only to leases signed before 1 July 2026 under the old Act.
  • Leaving a co-tenant off the notice. A tenant who does not sign stays bound by the lease.
  • Moving out without returning all keys or cleaning. The landlord can charge for extra cleaning and lock changes, and claim for up to 2 years after you leave.
  • Forgetting to give your new address and bank account for the deposit.

Legal basis

  • Jordabalk (1970:994), 12 kap. 3, 4, 5, 7, 8 och 26 §§
  • Privatuthyrningslag (2026:772), 6 kap. 1, 2, 7, 8 och 12 §§
  • Lag (2012:978) om uthyrning av egen bostad, 3 § (applies to leases signed before 1 July 2026)
