Buying

  • ChecklistBuyer's due diligence checklist

How buying works

  1. 1

    Check your right to buy

Non-residents without 5 years' past residence need Civilstyrelsen's permission. EU, EEA and Swiss buyers of a year-round home declare to Tinglysningsretten.

  2. 2

    Agree the price and contract

Usually the seller's estate agent (ejendomsmægler) drafts the købsaftale. Privately, the seller or a lawyer does. No special form, no notary.

  3. 3

    Get the reports before signing

A house seller usually gives condition and electrical reports, an insurance offer and the energy label. Holiday homes need no energy label.

  4. 4

    Sign with reservations

The buyer signs subject to an adviser's approval (advokatforbehold), usually 3 to 5 weekdays, and often a bank reservation.

  5. 5

    Withdraw if needed

A buyer of a home for own use can withdraw within 6 weekdays by written notice and payment of 1% of the price.

  6. 6

    Pay and sign the deed

The buyer pays a cash deposit (deponering) and a bank guarantee for the rest. The deed (skøde) is drafted, signed with MitID and registered on tinglysning.dk.

  7. 7

Pay the fee, release the price

The deed fee is 1,850 kr. plus 0.6% of the price. The seller's bank releases the price once the deed is registered without remarks on the seller's mortgages.
