Lease termination letter template for Denmark

Tenant's notice to end the lease · Opsigelse af lejemål

The tenant's written notice that ends an open-ended residential lease. The notice period is 3 months to the first weekday of a month that is not the day before a public holiday, or 1 month for a room in the landlord's own home, unless the lease sets other terms.

Use it when you rent a home from a private landlord and want to leave. You need no reason. Check the lease first: a fixed-term lease cannot be ended early unless it says so, and section 11 of the standard form may set a longer notice or a period in which you cannot terminate. The landlord's notice follows different rules: only on grounds listed in the law, in writing, and with at least 1 year's notice when the landlord wants to live in the home.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Rules that are changing

  • Today a landlord's notice under § 176 cannot be sent as a digital document.
  • Bill L 34 (2026-27), tabled on 7 October 2026, would allow landlord notices of this kind to be sent digitally through a secure digital post provider from 1 January 2027.
  • An earlier bill, L 96 (2025-26), lapsed.

Formalities

  1. The standard lease form requires written notice.
  2. Send it so you can prove when it arrived: by email or digital post with a reply, by registered letter, or by hand against a dated signature.
  3. Digital messages are valid unless you or the landlord refused them with 1 month's notice, or one of you is exempt from Digital Post.
  4. Every tenant named in the lease signs. The spouse must consent to a notice of the family home (§ 169(2)).
  5. The notice period runs from the day the landlord receives the notice.
  6. Until the lease ends you pay rent, and you must let prospective tenants view the home.

Common mistakes

  • Counting the 3 months from the day you send the notice. They run from the day the landlord receives it, to the first weekday of a month.
  • Giving notice on a fixed-term lease. Unless the lease allows it, you are bound until the end date.
  • Missing the terms in section 11 of the lease. A longer notice or a period without termination binds you if it is there.
  • Signing alone when there are co-tenants or a spouse in the home. Ask every co-tenant to sign, and get the spouse's consent.
  • Moving out early and stopping the rent. You owe rent until the lease ends, less what the landlord earns or should have earned by reletting.
  • Leaving without giving a new address. The landlord sends the move-out summons and the repair claims to it.

Legal basis
