How buying works
- 1
Offer or reservation
The buyer makes a written offer. Through an estate agency, the buyer may instead sign a reservation agreement (rezervačná zmluva) and pay a reservation fee.
- 2
Contract for a future contract
The parties sign a contract to conclude a future purchase contract (zmluva o budúcej kúpnej zmluve, Civil Code § 50a), or go straight to the purchase contract.
- 3
Purchase contract (kúpna zmluva)
Written, with both parties' declarations on the same document. No notary is required. The seller's signature must be officially certified.
- 4
Lawyer or notary option
A lawyer can authorise the contract, or a notary can draw it up as a notarial deed. Then no certified signature is needed and the cadastre reviews it faster.
- 5
Price in escrow
The buyer often pays the price through a notary's, a lawyer's or a bank's escrow.
- 6
Entry in the cadastre (vklad)
The district office (cadastral department) decides within 30 days, 20 days for an authorised contract, or 15 days for a higher fee. Ownership passes on entry.
- 7
Fees and taxes
Slovakia has no property transfer tax. The registration fee is 100 euros on paper or 50 euros online.

How renting works
- Law
- Civil Code (Act 40/1964), § 663 ff. and § 685 ff. The lease of a flat is protected. A fixed term ends on expiry.
- Landlord's notice
- Only on the grounds in § 711. Notice period 3 months, from the first day of the month after delivery.
- Deposit
- No cap for a Civil Code lease. At most 3 months' rent and service charges for a short-term lease.
- Short-term lease (Act 98/2014)
- Available since 2014. Written, fixed term of up to 2 years, renewable twice. Wider landlord notice grounds.
- Unregistered landlord
- A landlord not registered with the tax office loses the wider notice grounds (Act 98/2014, § 3(5)).
- Tax registration
- Every individual who lets a property asks the tax office to register by the end of the month after the letting starts.
- Rental income tax
- Taxable above 500 euros a year.
- New Civil Code
- Adopted on 1 October 2026, signed by the President on 20 October 2026. It is to apply from 1 July 2027.
