Move-in inventory report template for Slovakia

Handover protocol for a let flat (move-in and move-out) · Protokol o odovzdaní a prevzatí bytu (preberací protokol)

The record of the flat's condition, equipment, meter readings and keys when the tenant moves in and when the tenant moves out. Comparing the two records shows what damage goes beyond normal wear and what the landlord may deduct from the deposit.

Fill it in with the landlord and the tenant in the flat on the day the keys change hands, at the start and at the end of the lease. Use the same layout both times so each line can be compared. It suits a lease under the Civil Code and a short-term lease under Act 98/2014. The same form also works for the handover after a sale.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. No official form exists. No witness or notary is needed.
  2. Both parties sign every page, and each keeps a signed copy.
  3. Attach dated photos and list them.
  4. Annex the move-in protocol to the lease.

Common mistakes

  • Writing "v poriadku" (fine) for a whole room. Describe each surface and item, with its defects, so the exit record can be compared line by line.
  • Forgetting the meter numbers. A reading without the meter number is hard to use in the annual settlement.
  • Signing a move-out record that you dispute. Write your objection in the remarks before you sign.
  • Taking photos without dates or without listing them in the protocol. Undated photos are weak evidence.
  • Leaving out the furniture list in a furnished flat. Without it the landlord cannot claim a missing item and the tenant cannot prove it was missing at the start.

Legal basis

  • Zákon č. 40/1964 Zb. Občiansky zákonník, § 682, § 683(2), § 686(1), § 687, § 692 to § 694, § 698 and § 699
