Buying

  • ChecklistBuyer's due diligence checklist

How buying works

  1. 1

    Agree the price and terms

Buyer and seller agree the price and terms, often through an estate agent. A written offer may confirm them, but it binds neither side.

  2. 2

    Get a Greek tax number

The buyer needs a Greek tax number (ΑΦΜ) and TAXISnet access.

  3. 3

    Check title and charges

The buyer's lawyer checks title and charges in the Hellenic Cadastre.

  4. 4

    Sign the preliminary agreement

A binding preliminary agreement (προσύμφωνο) is a notarial deed. Every contract to sell or buy real estate needs one (Civil Code arts. 166 and 369).

  5. 5

    Seller gathers the documents

The seller's engineer completes the Electronic Building Identity and its completeness certificate. The seller gets the ENFIA certificate and a tax clearance.

  6. 6

    Pay the transfer tax

The notary opens a digital transfer file on akinita.gov.gr and files the tax return on AADE's myPROPERTY. The buyer pays the tax online.

  7. 7

Sign the deed and register it

Both parties sign the final deed in person before the notary. The notary lodges it with the Cadastre. Ownership passes when the Cadastre registers it.

How renting works

Governing law
Civil Code (arts. 574 ff.) and law 1703/1987, as amended by law 2235/1994.
Minimum term
3 years for a main home, even if a shorter or indefinite term was agreed. The rule binds landlord and tenant.
Rent and increases
The parties agree the rent and its yearly increase freely.
Deposit
No cap applies today. 1 or 2 months' rent is customary.
AADE declaration
Landlord files it by the end of the month after the start, with the energy certificate (ΠΕΑ) number. Tenant accepts it.
Yearly rent refund
From 2025 the state refunds one month's rent each November to tenants within income and asset limits.
Payment by bank
A 2025 law requires rent paid into an account in the landlord's name. AADE moved the start to 1 July 2027.
End of the lease
After 3 years a fixed term ends at its date. A lease running on for an indefinite term ends by notice from either side.
