Move-in inventory report template for Slovenia

Handover report for a rented home (move-in and move-out) · Primopredajni zapisnik za stanovanje (vselitev in izselitev)

The report that records the state of a rented home room by room, the equipment, the meter readings and the keys, when the tenant moves in and again when the tenant moves out. The Housing Act requires the lease to state how the home is handed over, and this report is the usual way to do it.

Draw it up together on the day the tenant receives the keys, and again on the day the tenant returns them. Use the same layout both times, so each line can be compared. The tenant must return the home in the state in which it was received, allowing for normal use and for changes the landlord approved. Without an entry report, neither party can easily prove that state, and deposit disputes follow. It also works for a furnished home: list the furniture in the equipment section or in an annex.

Formalities

  3. Both parties sign each page. Each party keeps a signed copy.
  4. Attach dated photos or a video, and list them in the report.
  5. Record the meter numbers and readings, so that you can move utility accounts into the tenant's name and close them at the end.
  6. The report is an annex to the lease.

Common mistakes

  • Writing "v redu" for a whole room. Describe floors, walls, ceilings, windows and each appliance separately, and note every mark, crack or stain.
  • Skipping photos. Dated photos attached to the report settle most deposit disputes.
  • Forgetting the meter readings and meter numbers. Without them, the last bills are hard to split.
  • Signing the exit report without the entry report next to it. Compare each line, and refuse deductions for normal wear.
  • Leaving the number of keys, remote controls and access cards blank. A missing key at exit becomes a dispute.
  • Not writing down the tenant's new address and bank account at exit. The landlord needs them to return the deposit.

Legal basis

  • Stanovanjski zakon (SZ-1), Uradni list RS, št. 69/03 s spremembami do 57/25, art. 91, 92, 94, 96, 98 and 113

  • Pravilnik o standardih vzdrževanja stanovanjskih stavb in stanovanj, Uradni list RS, št. 102/25, in force from 19 December 2025, art. 6 (maintenance borne by tenants of public rental housing)
