Residential lease agreement template for Finland

Residential lease · Asuinhuoneiston vuokrasopimus

A lease of a flat or house used as a home, under the Act on Residential Leases 481/1995 as amended by Act 531/2026 from 1 October 2026. It sets the parties, the home, the term, rent and rent review, charges, the deposit, use and care of the home, notices, moving out and the annexes.

Use it when a private landlord or a company lets a home to a tenant, for an open-ended term, a fixed term, or a fixed term that then continues until further notice. It suits a flat in a housing company and a detached house. Most of the Act may be departed from by agreement, but the rules on the deposit, notice periods, termination grounds, the tenant's use of the home and damages are mandatory: a clause that departs from them to the tenant's detriment is void.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. The lease and any change to it must be in writing (§ 5).
  2. A lease that is not in writing is valid until further notice.
  3. Make one signed copy for each party. No registration, stamp duty or official approval applies.
  4. The landlord gives the tenant a copy of the building's valid energy certificate. The rental advert must state the energy class.
  5. The energy certificate rules do not apply to a fixed-term lease of at most 1 year or to a sublease.
  6. If the flat is in a housing company, the landlord should give the tenant the house rules.
  7. Deliver termination, rescission and warning notices in a verifiable way, or by an agreed electronic channel plus a trigger message in a second agreed channel.
  8. A verifiable way is, for example, a letter with proof of receipt or service by a process server.

Common mistakes

  • Asking for a deposit above 3 months' rent. The clause is void (§ 8).
  • Keeping the deposit beyond 14 days without a written notice that gives the ground and an estimate. The tenant can claim late interest and damages.
  • Expecting to end a fixed-term lease early. Neither party can end it by notice, except in the cases the Act lists.
  • Agreeing a rent rise clause without a stated basis, such as an index. A clause that lets the landlord set the rise alone is void.
  • Giving notice by plain email or text message without an agreed electronic channel and trigger message. The notice is then not validly delivered.
  • Charging a flat-rate water fee where flat-specific water meters are installed. The charge must follow measured use (§ 27 a).
  • Applying the 2026 rules to an old lease. Its old notice periods, rent rise rules and moving day stay unless both parties agree to the new ones.
