Lease termination letter template for Finland

Tenant's notice to end a residential lease · Vuokrasopimuksen irtisanomisilmoitus (vuokralainen)

The tenant's written notice that ends an open-ended lease of a home. The notice period is 1 month and starts on the last day of the calendar month in which the landlord receives the notice. The tenant needs no reason. The notice must reach the landlord in a verifiable way.

Use it when you rent a home for an open-ended term and want to leave. Do not use it for a fixed-term lease: it ends on its end date, and you can end it earlier only by agreement with the landlord or in the special cases the Act lists, such as a court permission. For a lease that is first fixed and then open-ended, the notice can end the lease at the earliest when the fixed term ends.

The notice period is one month, and it starts on the last day of the calendar month in which the notice was delivered. The lease ends on Date the lease ends.

A notice that reaches the landlord on 1 December instead of 30 November ends the lease a month later. Keep the proof of delivery.

  4. 4.Spouse's consent

    1. 4.1

      Optional

I consent to the termination of the lease. Name of the spouse who consents, signature.

Keep it if you live in the home with a spouse who did not sign the notice as a tenant. Delete it otherwise.

Formalities

  1. Write the notice and address it to the landlord, or to the person the landlord has instructed to collect the rent. Never address it to a bank.
  2. Deliver it in a verifiable way: hand it over against a signed and dated receipt, send a letter with proof of receipt, or have it served as a summons is served.
  3. If the lease names an electronic channel for notices, send it there with a trigger message in a second agreed channel.
  4. Without such an agreement, a plain email is not enough.
  5. If you live in the home with your spouse, you need the spouse's consent.
  6. If several tenants signed the lease, have each of them sign the notice.
  7. Follow any instructions the landlord gave for giving notice.

Common mistakes

  • Sending notice by plain email or text when the lease names no electronic channel and trigger message. It is not validly delivered, and the lease goes on.
  • Counting the month from the day you send the notice. The period starts on the last day of the month in which the landlord receives it.
  • Giving notice on a fixed-term lease. It does not end the lease early, and you may owe rent or compensation until the term ends.
  • Signing alone when you live with a spouse in the home. The notice needs the spouse's consent.
  • Stopping the rent because the landlord holds a deposit. The rent is due to the end of the notice period.
  • Forgetting to give your new address and bank account. The landlord needs them to return the deposit within 14 days.
  • Expecting to move out the next working day. In leases made from 1 October 2026, hand over the home empty and cleaned on the end day (§ 68).
  • Ignoring a clause on the earliest start of the notice period in a lease made before 1 October 2026. It is valid there and void only in newer leases (§ 52).
