Bid to buy a home · Bud på bolig (kjøpetilbud)

A written bid to buy a named home at a stated price, with an acceptance deadline, a financing plan, a handover date and any conditions. Once the seller knows the bid, it binds you until the deadline. If the seller accepts it in time and without changes, the sale is binding.

Use it to bid on a home an estate agent sells, after you read the sales prospectus, the condition report and the seller's self-declaration. Most agents take bids through their own online form signed with BankID. Use this text when the agent accepts a signed bid by email, or when you buy from a private seller. Bid only if you are ready to buy at that price. There is no withdrawal right.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. The agent may pass on only written bids, and must first check your identity and signature.
  2. Email and text messages count as written when they can be kept.
  3. In a consumer sale, the agent must not pass on a bid with a deadline earlier than 12:00 on the first working day after the last advertised viewing.
  4. Since 1 July 2025, the agent must not pass on a bid that asks to keep the bid or its conditions secret from other bidders.
  5. Since 1 July 2025, the agent must also check your financing before the sale is agreed.
  6. No witness, notary or registration is needed for the bid.
  7. A foreign buyer without a Norwegian ID number needs a D-number to be registered as owner.

Common mistakes

  • Bidding on two homes at once. Each bid binds you until its deadline, so two acceptances can leave you owning two homes.
  • Setting a very short deadline to pressure the seller. The agent must advise against it and may tell the seller the bid is hard to handle.
  • Bidding without a written financing confirmation from your bank. The agent must check your financing, and a bid that depends on a loan not yet granted is weak.
  • Relying on a condition to protect you. A seller rarely accepts a conditional bid before the condition is cleared, and a vague condition can be read against you.
  • Forgetting the costs on top of the price. Document duty is 2.5% of market value on a freehold home.
  • Forgetting the common debt. A housing cooperative share has no document duty, but you take over a share of the cooperative's common debt.
  • Bidding before you read the condition report and sales documents. You are treated as knowing what they clearly state, and cannot later claim it as a defect.
  • Treating a seller's counter-bid as a formality. It is a binding offer, and your written acceptance in time forms the sale.

Legal basis

  • Lov 29. juni 2007 nr. 73 om eiendomsmegling (eiendomsmeglingsloven) § 6-8 (agent's duties in the bidding), as amended by lov 10. april 2025 nr. 10 from 1 July 2025
