Lease termination letter template for Norway

Tenant's notice to end a residential lease · Oppsigelse av leieavtale for bolig (fra leier)

The tenant's notice that ends an open-ended residential lease, or a fixed-term lease that allows early notice. Unless the lease says otherwise, the notice period is 3 months and ends at the end of a calendar month. The tenant needs no reason.

Use it to leave a home you rent under an open-ended lease, or under a fixed-term lease that allows notice during the term. The landlord's own notice follows stricter rules: it must be written, give a lawful reason and tell you of your right to object within 1 month.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. The law sets no form for the tenant's notice.
  2. Give it in writing, by email, letter or by hand against a dated receipt, so you can prove when the landlord got it.
  3. A notice sent in a reasonable way counts as given in time, even if it is delayed or lost on the way (§ 1-5).
  4. The notice period runs from the end of the month in which you give notice.
  5. For a married couple's shared home, a spouse who signed the lease alone needs the other spouse's written consent to end it (ekteskapsloven § 32).
  6. Each co-tenant who leaves should sign.

Common mistakes

  • Giving notice under a fixed-term lease that does not allow it. You owe rent until the end date, unless the landlord agrees in writing to end the lease earlier.
  • Counting the 3 months from the day you send the notice. The period starts at the end of the month in which the notice is given.
  • Sending the notice in a way you cannot prove. Use email or a letter you can document, or get a dated receipt.
  • Ending the lease of a married couple's shared home without the other spouse's written consent.
  • Refusing viewings. You must give prospective tenants reasonable access before you move out.
  • Leaving without a move-out report and a written agreement on the deposit.
  • Expecting the deposit at once. The bank releases it only on written agreement, a decision, or the end of the 5-week objection period.

Legal basis

  • Lov 26. mars 1999 nr. 17 om husleieavtaler (husleieloven) §§ 9-2, 9-4 and 9-6 (fixed term, tenant's notice, notice period)
  • Husleieloven § 1-5 (risk for sending notices)
  • Husleieloven §§ 9-5, 9-7 and 9-8 (landlord's grounds, form of the landlord's notice, tenant's objection)
  • Lov 4. juli 1991 nr. 47 om ekteskap (ekteskapsloven) § 32 (spouse's written consent to end the lease of the shared home)
  • Husleieloven §§ 3-5, 10-1 and 10-2 (deposit release, viewings before moving out, return of the home)
