Lease termination letter template for Latvia

Tenant's notice of withdrawal from a residential lease · Brīdinājums par atkāpšanos no dzīvojamās telpas īres līguma

The tenant's written notice that ends a residential lease before its term. Under the Residential Tenancy Law the tenant can leave at any time with at least 1 month's written notice, or at once if the landlord prevents use of the home or fails to maintain the building.

Use it when you rent a home and want to leave before the fixed term ends. You need no reason. You do not need this notice when the lease simply reaches its end date, because a fixed-term lease ends by itself. A landlord cannot use this template: a landlord may end a lease only on the grounds in the act, and the notice must state the breach, the period, the amount owed and the consequences.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Tenant's notice of withdrawal from a residential lease

  1. 1.Sender and addressee

    1. 1.1

From: Tenant's full name, Tenant's address and email for the reply. To: Landlord's full name or company name, Landlord's address or email. Place and date of the notice.

List every co-tenant. Use the landlord's address or email address exactly as written in the lease (art. 27(5)).

  2. 2.Notice

    1. 2.1

I hereby give notice, under article 20 of the Residential Tenancy Law, that I unilaterally withdraw from the residential lease concluded on Date of the lease for the premises at Address of the rented home.

  3. 3.End date

    1. 3.1

      Optional

In compliance with the one-month notice period set in article 27(1) of the Residential Tenancy Law, the lease ends on Date the lease ends.

The standard case. Keep this clause or the next, not both. End at least 1 month after the landlord receives the notice, or later if the lease says so.

    2. 3.2

      Optional

As the Landlord fails to perform the duties set in article 18(1) or (3) of the Residential Tenancy Law, namely Landlord's breach, I withdraw from the lease immediately under article 27(2) of the act, and the lease ends on the day the Landlord receives this notice.

For a real breach only: the landlord does not hand over the home, prevents its use, or does not maintain the building. Keep evidence. Keep one of the 2 clauses.

  4. 4.Vacating and handover

    1. 4.1

By the day the lease ends, I and the persons living with me will vacate the premises. I propose to hand over the premises and return the keys on Proposed date and time for the handover, with a handover and acceptance report and a record of the meter readings.

Art. 29(1) requires the tenant and all occupants to leave by the end of the lease.

  5. 5.Deposit

    1. 5.1

Please return the deposit or its balance no later than the day the premises are vacated, by transfer to account Tenant's IBAN for the deposit. If any debts are deducted from the deposit, please inform me without delay, stating their amount and basis.

This is the act's default (art. 12(2) and (4)). If your lease sets a later date, the lease date applies.

  6. 6.Signature

    1. 6.1

      Signature of the Tenant.

Each co-tenant signs. If you send the notice by email, sign it with a secure electronic signature or attach a signed scan.

Formalities

  1. Give the notice in writing.
  2. Send it to the landlord's address or email address stated in the lease, or have a sworn bailiff serve it.
  3. The notice must reach the landlord at least 1 month before the lease ends.
  4. Keep proof of that date, such as the email delivery record or the bailiff's report.
  5. Each co-tenant signs.
  6. Agree a date for the handover and the move-out report, and give your bank account for the deposit.

Common mistakes

  • Giving less than 1 month's notice before the lease ends.
  • Sending late or without proof. The act does not say when an emailed or posted notice counts as given, so send it early and keep proof.
  • Sending the notice by text message or to an email address not stated in the lease. Use the address in the lease or a sworn bailiff.
  • Leaving without a move-out report. Without one, the landlord can claim damage you cannot disprove.
  • Stopping rent for the notice month. Rent is due until the lease ends. The landlord can use the deposit during the lease only if the lease allows it.
  • Leaving family members or other occupants behind. They must leave with you, and the tenant pays for any late return.
  • Withdrawing at once without a real breach by the landlord, or without evidence. If the landlord did maintain the home, the 1-month notice applies.

Legal basis

  • Dzīvojamo telpu īres likums (Residential Tenancy Law) of 17 March 2021, art. 20 (tenant's right to withdraw) and art. 27 (notice)
  • Dzīvojamo telpu īres likums, art. 12 (deposit), art. 18 (landlord's duties), art. 21 to 26 (landlord's grounds), art. 29 (consequences of termination), original publication
