Purchase offer template for Hungary

Offer to purchase · Vételi ajánlat

The buyer's written offer to buy a named property at a stated price, with a deadline for acceptance. If the seller accepts it in writing without changes, both sides are bound to sign a lawyer-countersigned sale contract on these terms by the agreed date.

Use it after a viewing, when you want to state your price and conditions in writing before you instruct a lawyer. It is not required by law. Send it to the seller or to the estate agent. Make it only if you are ready to buy at that price: an offer with an acceptance deadline cannot be withdrawn once the seller has received it. If the seller accepts it unchanged, it works as a preliminary contract, and a court can impose the sale contract on its terms.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. Put the offer in writing and sign it. A sale of real property must be in writing, so the offer and the acceptance must both be in writing.
  2. No witness, lawyer or notary is needed for the offer itself. Pay nothing with the offer. Pay the deposit (foglaló) only under the signed sale contract.
  3. Deliver it by registered letter with return receipt (tértivevényes ajánlott levél), by email with the signed scan, or by hand against a dated receipt.
  4. Keep proof of the date the seller received it.
  5. The seller accepts by signing the acceptance below. Every co-owner must sign.
  6. A Hungarian lawyer must countersign the sale contract, or a notary must make it a notarial deed. Otherwise the land registry will not register you as owner.
  7. If a party does not understand Hungarian, use a bilingual text in a language that party understands.
  8. For the sale contract, the lawyer must also meet Ptk. 6:7. § (4): a witness or the lawyer explains the text, and the contract records it.

Common mistakes

  • Paying an offer security (ajánlati biztosíték) or a deposit to the agent with the offer. Its fate depends only on the wording the agent wrote.
  • Leaving out the acceptance deadline. The offer then stays binding for an uncertain period, and the seller can accept it later than you expect.
  • Making an offer without a loan condition when you need a loan. If the seller accepts, you are bound to sign at that price.
  • Treating a seller's reply with a new price or date as acceptance. It is a counter-offer. Nothing is agreed until you accept it in writing.
  • Offering before you read a recent property sheet (tulajdoni lap). It shows the real owners, parcel number, mortgages, enforcement notes and pre-emption rights.
  • Forgetting that a buyer from outside the EU, EEA or Switzerland needs a government office permit. Allow for it in the dates, or make the sale conditional on it.
  • Letting only one of several owners accept. The acceptance binds only those who sign it.
