Move-in inventory report template for Hungary

Move-in and move-out handover record · Átadás-átvételi jegyzőkönyv (lakásbérlet)

The record that both parties sign when the tenant receives the keys and again when the tenant returns them. It describes the home room by room, lists furniture and keys, and records meter readings. Comparing the two records decides what the landlord may deduct from the deposit.

Use it on the day the tenant moves in and on the day the tenant moves out. Use the same layout both times so that each line can be compared. Hungarian law prescribes no form for this record, but the landlord must hand over a home fit for use and the tenant must return it fit for use, and this record is the main proof of both. A seller and buyer can use the same structure at the handover of a sold home.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. Both parties, or their written agents, inspect the home together and sign each page. Each party keeps a signed original.
  2. Attach dated photos and list them.
  3. No witness, notary or registration is required.
  4. Record the meter readings, then report the change of user to each utility provider with these readings.
  5. At move-out, settle the final utility bills on the readings in the record.
  6. If a party disagrees with a line, write the reservation in the record before signing.
  7. The landlord hands over the energy certificate at signature of the lease at the latest.
  8. The record is usually an annex to the lease.

Common mistakes

  • Writing "jó állapot" (good condition) for a whole room. Describe floors, walls, ceilings, doors, windows and each appliance.
  • Leaving out small defects. Note every scratch, crack, stain and missing item.
  • Skipping photos. Dated photos listed in the record settle most deposit disputes.
  • Forgetting the meter readings and the meter numbers. Without them the last bills are hard to split, and the providers cannot switch the account.
  • Not testing appliances, the boiler, taps and windows during the visit. A defect found later is hard to date.
  • Signing the exit record without the entry record at hand. Compare each line, and refuse deductions for normal wear.
  • Leaving the deposit settlement open at move-out. Write what the landlord keeps, why, and when the rest is paid back.

Legal basis

  • 2013. évi V. törvény a Polgári Törvénykönyvről (Ptk.), 6:341. § (rights and duties at the end of a lease) and 6:345. § (tenant's right of removal)
  • Ptk. 6:343. § (deposit for a residential lease)
