Move-in inventory report template for France

Move-in and move-out inventory report · État des lieux d'entrée et de sortie

The report that describes the home room by room when the keys are handed over and returned, with meter readings and keys. It follows décret n° 2016-382. Comparing the entry and exit reports decides what the landlord may deduct from the deposit.

Draw it up with the landlord or the landlord's agent on the day the tenant receives the keys, and again on the day the tenant returns them. Use the same document, or two documents with the same layout, so the two states can be compared. It applies to unfurnished and furnished main-residence leases. For a furnished home, add the furniture inventory.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. Both parties, or their agents, draw it up together and sign it.
  2. Each party gets a copy, on paper or electronically, at the time of signature.
  3. If the parties cannot agree on a report, a commissaire de justice (bailiff) draws it up at the request of either party. They share the regulated cost equally.
  4. An agent may charge the tenant for the entry report. The charge is capped per m² and never more than the landlord's share.
  5. The tenant pays nothing for the exit report.

Common mistakes

  • Writing vague grades such as "bon état" for a whole room. Describe floors, walls, ceilings and each fitting separately, and note every mark, crack or stain.
  • Skipping photos. Dated photos attached to the report settle most deposit disputes.
  • Forgetting the meter readings. Without them, the last bills are hard to split.
  • Signing the exit report without the entry report next to it. Compare each line, and refuse deductions for normal wear.
  • Missing the 10-day window to complete the entry report. After it, defects you did not record may be charged to you at exit.
  • Leaving the new address blank at exit. The landlord needs it to return the deposit, and the law asks the tenant to give it when returning the keys.

Legal basis

22 (deposit return)
