Lease termination letter template for Cyprus

Tenant's notice to end the lease · Ειδοποίηση Τερματισμού Ενοικίασης από τον Ενοικιαστή

The tenant's written notice that ends a residential lease. For a free-market lease the notice period and any right to leave early come from the lease itself. A statutory tenant under the Rent Control Law gives the notice the last lease required, or at least 1 month in writing.

Use it when you rent your home and want to leave at the end of the term, under a break clause, or as a statutory tenant. Read your lease first: no Cypriot statute gives a free-market tenant a right to leave a fixed term early, so without a break clause you may owe rent to the end of the term. The landlord's notice follows different rules. Under a free-market lease it follows the lease. For a statutory tenant the landlord can recover the home only on the grounds in section 11 of the Rent Control Law, through the Rent Control Court.

Formalities

  1. No form is prescribed. Give the notice in writing, in the way the lease requires.
  2. If the lease is silent, send it by registered letter and email, or hand it over against a signed and dated receipt.
  3. Keep proof of the date the landlord received it.
  4. Every tenant who signed the lease signs the notice.
  5. Keep a copy with the proof of delivery.
  6. Pay the last rent by bank transfer. Cash is not allowed from 1 July 2026.

Common mistakes

  • Giving notice to leave a fixed term early with no break clause. The landlord can claim the rent until the term ends or a new tenant moves in.
  • Counting the notice from the day you send it when the lease counts it from receipt. Keep proof of the date the landlord received it.
  • Sending the notice by text message when the lease requires a letter. Follow the method the lease sets.
  • Giving notice for only one of several tenants. Each tenant who signed the lease must sign, or the others stay bound.
  • As a statutory tenant, giving notice and then changing your mind. Ask a lawyer before you withdraw a notice.
  • Staying on after the lease has ended and you were asked to leave. The Court of Appeal treats it as unlawful occupation (Criminal Code s. 281).
  • Leaving without a joint exit inspection. Ask for one and sign the move-out report on the day you return the keys.

Legal basis

  • Rent Control Law of 1983, Law 23/1983, s. 11 (restriction on eviction) and s. 27(1) (statutory tenant's notice)
  • Contract Law, Cap. 149 (performance and breach of contracts)
  • Criminal Code, Cap. 154, s. 281 (unlawful occupation)
