Move-in inventory report template for Cyprus

Condition report and inventory · Κατάσταση Παραλαβής Ακινήτου και Απογραφή Επίπλωσης

The room-by-room record of the home's condition, furniture, appliances, meter readings and keys, signed by landlord and tenant at move-in and again at move-out. Cypriot law sets no form for it. It is the main evidence when the landlord deducts from the deposit.

Use it on the day the tenant receives the keys, and again on the day the tenant returns them. Fill in the same document twice, or use two copies with the same lines, so each item can be compared. It is most useful for furnished lets and for homes with air conditioners, a solar water heater, a pool or a garden.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Formalities

  1. No form, witness or registration is needed.
  2. Landlord and tenant, or their agents, inspect the home together. They sign and date every page.
  3. Take dated photos or a video of each room. Attach them or list the file names.
  4. Each party keeps a signed copy.
  5. The tenant reports a defect found after moving in, in writing, within the period the report states.
  6. Attach the report to the lease so that it forms part of it.

Common mistakes

  • Writing "good condition" for every item. Describe marks, chips and stains precisely, with their place, so the exit report can show what is new.
  • Skipping the photos. A dated photo of each wall, floor and appliance settles most deposit disputes.
  • Forgetting the air conditioners, the solar water heater and the pool equipment. They are costly to repair, so record their make, number and whether they work.
  • Not recording the electricity and water meter numbers and readings on both days. The final bills depend on them.
  • Signing a move-in report prepared by the landlord without checking it room by room. Add your own remarks before you sign.
  • Leaving the move-out inspection to the landlord alone. Ask for a joint inspection and sign the exit report on the day you return the keys.

Legal basis

  • Contract Law, Cap. 149 (contracts in writing, terms and breach)
  • Rent Control Law of 1983, Law 23/1983, s. 11(1)(c) (deterioration caused by the tenant) and s. 27(2) and (3) (repair duties)
