Move-in inventory report template for Croatia

Inventory and condition report · Zapisnik o primopredaji stana

The record landlord and tenant draw up when the flat is handed over at the start of the lease and handed back at the end. It lists the condition of each room, furniture and equipment, meter readings and keys. It is the evidence for deposit deductions and damage claims.

Use it on the day the tenant gets the keys, and again on the day the tenant returns them. Use the same form both times so each line can be compared. The Residential Lease Act requires a handover record, and the lease names handover terms.

Reviewed October 28, 2026. Not legal advice. Have a notary or lawyer check your case before you sign.

Rules that are changing

  • The draft new Residential Lease Act (not adopted) would require the handover record to include the readings of all meters and photos of every room.

Formalities

  1. Both parties walk through the flat together, fill in the form and sign every page. Each keeps a signed copy.
  2. Take dated photos of every room and every meter, and list them in the report.
  3. No notary, witness or filing is required.
  4. If a party refuses to sign, write that down. Invite the other party in writing to a new date.

Common mistakes

  • Writing "good condition" for a whole room. Describe each surface and item, with every mark, crack or stain and where it is.
  • Skipping photos. Without dated photos, a dispute over damage often turns on one party's word against the other's.
  • Missing meter numbers. A reading without the meter number cannot be matched to the supplier's bill.
  • Signing the move-in record weeks after the tenant moved in. Do it on the day of handover.
  • Deducting normal wear from the deposit. Faded paint or worn floors from ordinary use are not damage.
  • Forgetting the energy certificate. The landlord must hand over a copy when letting.

Legal basis

  • Zakon o najmu stanova (NN 91/96, 48/98, 66/98, 22/06, 68/18, 105/20, 36/24), art. 12 (handover fit for living, handover record), art. 15 (liability for damage and lien), art. 17 (condition at handback)
